Europe is aging—and many regions face a double challenge: people want safe, connected, affordable places to live as they get older, while municipalities navigate depopulation, housing mismatches, and climate risks such as heat stress and water constraints.
Our model is inspired by the best aspects of active adult communities, while focussing on European strengths: walkability, public space, energy efficiency, strong healthcare pathways, and governance that protects affordability.
Design principles
1) Walkable, shaded, human-scale: Short distances, shaded corridors, benches, accessible routes, and safe mobility for older adults.
2) Active lifestyle as infrastructure: Daily opportunities for movement, learning, purpose, and belonging through clubs, workshops, recreation, volunteering, and community events.
3) Climate comfort without climate denial: Hot periods are managed by design though passive cooling first (shading, orientation, insulation, ventilation), supported by efficient solar-powered cooling, storage, and cooled community hubs.
4) Healthcare pathway: On-site services for everyday needs (primary care, urgent care, basic diagnostics, rehab), paired with partnerships for hospital access, referrals, and continuity of care.
5) Green, but water-realistic: Green spaces designed for shade and comfort using drought-tolerant planting, smart irrigation, and water reuse solutions where feasible.
6) Affordability protections: We design governance to reduce speculative pressure: primary residence focus, limits on short-term rentals, and long-term affordability mechanisms (structure depends on country and partner model).
